If you are planning to put your house on the market this summer, here are some tips to help you get the best price.

“Make a good first impression by upgrading the front entrance,” said Earl Musick, owner broker, United Country Real Estate in Grangeville. “A freshly painted door with polished hardware, easy-to-read address numbers, a newly painted mailbox and functioning porch lights are all important.

Attractive landscaping, although frequently neglected, could be the single most important factor in the overall appeal of your home, Musick said. Trees and shrubs need to be appropriately tended, and garden beds should be well-defined and newly mulched.

“Fresh paint, a new countertop, floor and fixtures can do wonders in kitchens and bathrooms at relatively minor expense,” he said. Also, “eliminating clutter makes rooms look bigger. Get rid of anything you don’t need or put excess items in storage.”

If you plan to refurbish walls, floors or countertops, choose neutral colors. Have carpets professionally cleaned if they are in good condition. Otherwise, replace them. Check all electrical outlets and switches to make sure they are functioning properly. Test faucets for leaks.

“Be sure your real estate agent is aware of the importance of any distinctive features of your home that could enhance its value,” Musick said, “such as being in a quiet neighborhood or next to a park.”
